Owing to site constraints, Industrialized Building System (IBS) has been chosen to go in line with Innovative Building Solution (IBS) in order to produce interesting and better design outcome. Almost 80% of the building components using IBS materials such as pre-cast concrete, hollow blocks, re wall, UAC boards and grass pavers. This building is designed to maximize energy efficiency by introducing cross ventilation and natural lighting whereby vertical lattices are widely used, blank walls on west elevation, light sensor at selected areas and all water taps are self-closing type. Rainwater harvesting is used for all WCs and watering plants. Some of the steel roof structures are salvage from old factory.
